ABSTRACT
Life of a Reinforced Cement Concrete (RCC) structure is supposed to be spanned up to 100 years but unfortunately in our country RCC structure life spans only 50 years because usage of defective materials and inexperienced labour etc. It is very important to give proper information to the inhabitant regarding the building condition. This research work has been conducted to assess and check the defects and damages occurred in a residential building i.e. Officers Colony Quarters Garden Karachi during its service life. In first stage a visit was paid to the residential building to evaluate the type of cracks (i.e. flexure or shear cracks) with the help of digital camera. After spotting out the types of defects strength assessment was carried out with the help of rebound hammer and Ultra Sonic. Some of the repair strategy are suggested. 1. Repair of spalling or falling or minor cracks in RC members by cement slurry or mortar. 2. Routing and sealing of cracks in concrete can be used for dormant cracks not involving the restoration of tensile strength.
3. Proper grouting material is to be selected for a particular project to achieve the desired objection. 4. Surface Overlay/ shotcrete or guniting. 5. In columns removing the buckled and yielded Reinforcement and adding new reinforcement.
