ABSTRACT

This study has been conducted to obtain better knowledge about building.
construction defects. The study has been carried out on the selected building in the
"Ranchore Line Quarters Saddar Karachi" to determine the importance Of planning,
management and supervision during building construction to avoid the defects and
failure in future.
Data was collected through questionnaire, face to face interviews, door to door
survey of Ranchore Line Quarters Saddar Karachi, keeping in view layout plan of the
area obtained from SBCA, Karachi.
The area is divided in (12) Twelve Blocks, out of which limited number of
buildings were selected for research study.
The research result has shown the usage of substandard material, the construction
vathout planning and design, lack of supervision, unskilled workmanship, floor
violation and water seepage are the major problems causing defects in the buildings.
Such kind of building may not serve for the designed life span. The dangerous
buildings in the area might collapse because of jerks earthquake & heavy rain.
